A Stuning Remodel! 720 N Holland St.


This one actually made me laugh out loud. Good thing I wasn't drinking coffee! They're asking $350k for this gem.

Check out the stunning, vintage wood paneling? Looks like someone threw a new coat of varnish on it! And I gotta assume there are wood floors under the new carpet, they must be in horrible shape as they're not even mentioned.


And yet another example of Home Depot's finest cabinets.

Did they run out of money fixing the roof?

Definitely a re-muddle. Sigh.

That's truly hilarious--I love the nifty wood paneling in the same room as those actually-nice built ins.

Reminds me of the Blevadere (?) condo conversion on the north side of Hawthorne at around 17th. The wood panelling was somewhat textured and painted over and it was bowing in some places. We pointed it out the RE person and she said, "Oh, I hadn't noticed."

Yup, it's serious money territory. The polish on the wood can't help but make me think of the old phrase "polishing a t@rd".

Even if I could afford that, would I want to sink so much of my resources in a place like that?

You might be talking about the Aberdeen, bearlee, on 16th and Hawthorne. The Belvedere is on Belmont around 30thish.

Yes, you are right, the Aberdeen. Like, I might rather buy in Aberdeen, South Dakota, than buy one of those condos! No not really but it's always a kick to bring the ol' Midwest into these conversations.

I played volleyball in the Corn Palace in South Dakota but I think that might have been in Mitchell, SD. It was amazing for a Midwest attraction...murals made of corn cobs with the corn still on the cob.

We want the house we rent with a lease option, but I need help getting an idea of what its worth before I get an appraiser/inspector over.
Description:
-South Tabor hood
-built 1937
-2 bed 1 bath 1100 square feet
-unfinished 700 sq ft basement
-unfinished 500 sq ft loft
-4200 sq foot lot
-old gravity furnace
-DEQ decommisioned oil tank buried on property
-asbestos tape around basement ducting
-Two car separate 80's garage.
-garage is 2 feet into neighbors property
-flag lot next door with new construction looking over our house
-new windows
-needs kitchen and bath remodel
-wood floors need to be redone
-roof will need to be renewed in 2-5 years.
-did i mention the vinyl siding that has faded a few shades.
-needs windows painted.

what do you all think???

$250K... but then again if the garage is 2ft on the neighbor's yard, then does that mean you pay them rent every month?

Hmmm... but then again asbestos in the basement and needs a new roof in a few years... wood floors need to be redone, & in need of kitchen & bath remodel... $250K is probably generous. Make that $220K.

200K max since you are looking at 50-70K in repairs and updating. Maybe there is some nice lap siding under the vinyl?!

I assume you've checked Zillow as well as PortlandMaps for prices? Email me if you need help. I'd use those two to help triangulate the price based on condition.

The best way to get the price is to put it on the market. If you can't get the price you want ask the owner to put it on the market and offer to match the best price. You might get lucky, or you'll realize it's worth more than you think.

thanks for all the input.

it seems there are a lot of conflicting opinions about our rental.
I had a friend who is a real estate pro give me an unofficial estimate of $198,000.
the land lord who is also an agent says its worth $300k. what gives?
I guess we'll just wait till its worth $150 and then make a move. Hopefully before the roof caves.

Are people really paying $300K for something that small in Mt. Tabor? The RE agent is trying to get us interested in this little "gem" in Mt. Tabor neighborhood:
